Options.....

So everything is done, and it's been on the market since last Tuesday afternoon. It's been showing well, lots of positive reviews. It's currently listed for $139.9k, there's been four or five showings. Hopefully this baby moves quickly as this is the seed money for my new shop.

how many sq ft karl and bedroom and baths? does all the appliances go with it? if so this is a steal in our area if its around 1400sq ft and 3 beds and 2 baths..

Yep, all the appliances go with, the dish washer and range have never been used. The microwave probably doesn't have an hour of cooking time on it. The fridge was new in 2011 or 2012. The washer and dryer came out of my wife's house, and I brought the new set of LG's that I bought for this house home. So I have no idea how much time is on that washer and dryer.
 
Round here that would move FAST FAST at closer to $300k

Even if it were in the town I live in ten miles away, it'd probably pull $30k more. The town this house is in is TINY. I think the sign says 310 people. Which narrows the market greatly. Personally, I'd rather live ten miles from the town I live in and in a community of 310, but that's just me. To be truthful, I'd rather live in the country and not be able to see a single neighbor, but I'm not a city kid.

Things that are dragging it down is the outside isn't great. It's not horrible, the inside doesn't match the outside at all. Boring aluminum siding, and just kinda blah. One bathroom is a hangup for some people I've found. The upstairs isn't great either. If I were looking to buy this house, I'd do a 100% gut of the second floor. I'd even open the floors up just so I could level things out. Re-insulate, re-wire, and get the second floor up to spec with the main level, then you'd really have something. But, you still wouldn't be adding much to the value of the house. The market in that area won't bear much more than this for a 115 year old house.

Hindsite, I should've demo'd it and started over completely. I'll never tackle a project like this house again. Far too many things wrong from the start.
 
Everything looks really good Karl. One small critique, on the light switch by the door with the trim cut around it. Thought about doing a matching switch plate there of the same wood/stain? Maybe a little oversized to fit the opening and some trim around the right side to mimic the frame, just not sticking out as far. even a piece of trim boxing in the right side may look good and leave the white plate.
